If you are an agent chances are you've heard this advice "the best way to get listings is to door knock and cold call expired listings/FSBO's". And let's not forget "reaching out to your sphere". WELL I hate to be the one that tells you this; when you do that people just think it's annoying. So if we can't rely on the age old advice because it's to oversaturated, competitive, and ANNOYING then what do we do?

How to farm neighborhoods for listings

So...(drum roll please) here's the NEW way to generate listings 👊

Understanding The Problem:

Most people have pretty much decided that sales people one thing: ANNOYING! But why is that? it's because we've been using the same tactics over and over AND OVER again. No one want's to answer their door unless it's an Amazon package. No one wants to talk on the phone with you while they're harassed daily by other sales people. And as soon as you got your real estate license... your friends and family ran for the hills because they KNEW you'd ask "are you thinking of buying or selling soon?"

The problem with the old skool method of generating these "Leads" is: you're starting off on the wrong foot! The first interaction you're having with these people is awkward and annoying. And not to mention when YOU solicit people they are put in the authority position and you almost IMMIDEATLY lose your expert status. People feel like their doing YOU a favor by working with you which makes the entire closing process HORRIBLE!

So why put unnecessary strain on your new found relationship?

PLUS it's no fun for YOU either!

How many times have you sat down and DREADED making dials. DREADED knocking doors, or worst case not been able to get ahold of ANYONE in months!

(probably a lot of you)

So today I'm going to help you INNOVATE in your business. Today we';; solve the modern real estate agent's problem. How to get listings (without spending 1000's of hours doing cold outreach, while not being super annoying)

SO... How do we break the status quo?:

Great question!

Some of the best business advice I've ever been given is this:

"When you see the crowd going one way, run in the opposite direction"

Every agent and their mother are doing the traditional methods of getting clients; some tech savvy agents are running to FB ads (because they've been pushed down you're throat), and the REALLY smart agent's are making their OWN organic content to attract new clients for FREE.

But what's the issue with all of these? We know the traditional methods WORK, but aren't effective. Facebook Ads WORK but... are pretty competitive right now. And making your own content for FREE takes a ton of TIME and effort (but is the best in the long run). So how can we combine ALL of these things into one super-duper-listing-generating-machine?

3. The NEW Secret Method:

Is it Facebook ads? no... Is it Instagram ads....? No. Billboards? Hiring assistants to call for you...sorry but no. This new method allows us to not only reach THOUSANDS of people a day in your own zip code; but we can also FARM home owners specific neighborhoods. You can reach these people in a way that gives you authority, makes THEM come to YOU for help (so no more awkward conversations). AND this will generate the HIGHEST quality leads you've ever received.

So what is it?

HIGHLY targeted and neighborhood specific YOUTUBE ads.

Now before you run away from me because I said the word "ads"... give me 30 seconds to explain.

How it works:

YouTube is the only platform that has the SAME reach as major TV networks, and all other social media sites. BUT it allows you to target HOMEOWNERS in specific neighborhoods. So instead of sending that post card they'll throw a way. You will constantly play before every YouTube video they watch (if they search for real estate related content)

But maybe you're thinking "I skip youtube ads I'm sure they will too".

Don't worry we have that covered- we have to make the video so interesting they watch past the skip button mark, which we can do with CLEVER video locations and a great script

So imagine this:

You're a home owner searching YouTube for real estate market updates, or how to list their house, or if Zillow buys houses (stuff people ACTUALLY SEARCH)

then once they've clicked on the video they see an Ad...

The ad is YOU in front of their Neighborhood sign, or a landmark near it. saying "WAIT! Homeowners in 'neighborhood' I have something I think you might like!"

Then all you have to do is hit them with your own creative selling point that would get them to book a meeting. (Or a lead magnet like a free home valuation, cash offer on their home, free staging consultation etc...).

And just like that you'll get leads coming to YOU, who have seen YOU first giving you authority, and a little celebrity status.

WHY it works.

Everyone knows the gold standard for leads is a REFFERAL. The only problem is we can't control how many referrals we get. BUT we can try to replicate them.

Let's take a look at why referrals are so good:

-They're coming to us instead of us coming to them giving us authority as an expert.

-They trust their friend/families judgement meaning they trust YOUR judgement

-They've heard about or seen you before

Now how does this NEW Youtube Ad strategy replicate this:

-They're coming to us instead of us coming to them giving us authority as an expert.

-People trust people they see on video/ TV and ALSO trust Youtube's brand which in turn makes them trust YOU!

-They've heard about or seen you before

Referrals will ALWAYS be best, but when you take into account that with this strategy you can scale it and NEVER worry about getting referrals while having leads 90% as good. It's a no brainer.

More high quality leads = more money !

Things to keep in mind (the down sides):

Everything is a skill, so there ARE downsides! :

-You'll have to learn how to work the Youtube Ads manager

-You'll need a website to capture the leads you'll get (and qualify them down).

- You'll need a CRM so you can keep track of the leads and reach out to them ASAP.

- AND you'll need to know what Videos and scripts actually work for your advertisements.

This will take time to learn, marketing is a massive skill to learn. People go to school for it, companies have departments for it, and you'll still need to test TONS of ads to find what works.
